Global Estates Rental Fees

We are open and honest about the fee’s charged for our services, full details of which are below, however if you do have any questions please don’t hesitate to contact our lettings department directly.

All our fees include VAT at the current rate of 20%, however they are subject to change in line with the rate of VAT. We reserve the right to make changes to our existing fees as long as reasonable prior notice is given.

 

Charges During The Offer Stage

When making an offer to rent a property, please allow for the following fees:

Preparation of a Global Estates tenancy agreement

All offers to rent are subject to contract, with the holding deposit used against our expenses for processing your application. Please note,depending on the amount of work we have carried out on your behalf, you may lose some or all of your holding deposit should you make an offer then later withdraw from this.

Should your offer be accepted then your holding deposit will be deducted from your initial rental payment to avoid this payment being made twice.

 

Charges During The Offer Accepted Stage

Once your offer is accepted (subject to contract) and before your tenancy starts, you will need to make sure the following cleared payments have been made to us:

Rent
Less the holding deposit mentioned above
1 month’s rent
Security Deposit6 week’s rent

 

The above amounts may vary depending on the specific instructions from each individual landlord, please confirm with us prior to making the payments. Future rents will be taken automatically by direct debit from a single nominated UK bank account.

We use the Deposit Protection Service (DPS) to protect all deposits, where Global Estates manages the property or if requested by the landlord, for assured short hold tenancies.

Please note, our reference fee is per a reference requested.

Our cost to draw up an addendum to the tenancy agreement is usually paid by the party requesting the changes, however if agreed this can be shared between both parties.

 

Changes to Named Tenants Charges

If you wish to make changes to any of the named tenants set out in the tenancy agreement, subject to the landlord’s agreement, then the following charges may apply:

Early Release Charges

If you wish to end your tenancy earlier than the end date, or break clause, set out in the tenancy agreement, then the landlord is under no obligation to agree. If they do agree, please be aware they can request reimbursement of any financial losses they may suffer.
Charges may include:

An amount which equals the letting fee already paid by your landlord to us
This is calculated on a daily basis from the date you ended the tenancy until the date you were due to contractually end it

References

We use an independent referencing company to carry out all our applicant references, to complete this we will require you to fill out their online application form.

Anti-Money Laundering Regulations

We require you to provide proof of your identity in the form of an original document (not a photocopy,picture or scan), such as your passport or photo drivers license.

We also require proof of your current address using a letter dated within the last 3 months, such as a bank statement, credit card or utility bill, council tax demand, etc. This must show your name and address clearly.

We will take a photocopy of these documents and return the originals to you.
